Trojan Storage is an experienced self storage owner, developer, and operator with its headquarters currently located in El Segundo, CA of Los Angeles. Trojan Storage was founded in 2007 to identify and acquire underperforming and mismanaged storage facilities – Trojan’s in- house management team focuses on repositioning these assets by substantially increasing revenue and value.
Trojan Storage is well-capitalized for future growth and will continue to acquire existing sites and land for development throughout the West Coast and is prepared to expand into other major MSAs throughout the nation.
While Trojan’s portfolio has grown steadily over the years, we anticipate an accelerated growth phase in the foreseeable future as our capital outweighs our deal flow.
The Position
The District Manager (DM) assists in the monitoring and compliance of company policies and procedures related to the property management of self-storage facilities. The primary responsibility of the DM is to ensure the operational success of the physical asset(s) and performance of assigned storage sites. DMs typically manage between six and nine storage facilities and report directly to the Director of Property Management.
Responsibilities
Supervision of on-site staff:
- Provides staff with direction, guidance and tools to improve their job performance. Any performance issues will be directed to HR or the Director of Property Management.
- Plans and schedules work in advance for both themselves and the team while documenting it.
- Takes initiative to research and complete projects in a timely manner including innovative and creative solutions to problems.
- Maintains the professional and positive Trojan culture within their team and their colleagues to produce a productive, happy and efficient staff to ensure each storage asset is professionally operated.
- Participates in staff meetings on a weekly basis including the corporate staff and their individual team.
- Conduct weekly and monthly site-documented audits to ensure staff compliance with company procedures.
- Financial reporting including responsibilities with their team’s payroll:
- Processes and approves payment of all invoices on a weekly basis through Bill.com
- Ensures the completion of various daily, weekly and monthly reports in a timely and accurate manner.
- Reviews reports and makes recommendations for potential improvements or variances.
- Supervises employee’s attendance and time sheets / payroll-related information accurately and in a timely manner.
- Prepares and follows guidelines of the site operating budget and makes recommendations for ways to maximize income and minimize expenses.
Supervision of implementation of the legal, leasing and marketing activities at each site:
- Supports the overall marketing efforts and offers input and suggestions in regards to success or failure of current promotions, advertisements, etc.
- Analyzes and monitors site market conditions in order to anticipate market changes or trends that could affect the profitability of the sites.
- Visits competitor sites for market research and report any possible new sites under construction or development.
- Supervises and ensures collection of all rent and other property income.
- Understands and complies with state self-storage law and Lien Sale laws and standards to ensure self-storage auctions are conducted legally.
Performs a variety of duties associated with maintenance and related programs:
- Monitors maintenance activities to ensure preventive maintenance programs are being performed according to company standards.
- Review vendor-performed work to ensure all work is completed on time and to the standards of the contract.
- Reports or offers recommendations for site capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments and negotiations, etc.
- Inspects property common areas, rented units and vacant units on a regular basis and completes the facility audit report.
Other Job Functions
- Attends and participates in training seminars as requested. Ensures all on-site staff have enrolled in and completed necessary courses.
- Willing to supervise storage sites in a large geographical area with your car.
- Performs other duties as assigned.
- Travel required.
Requirements
- College degree or related coursework preferred.
- At least three – five years of multi-unit retail, residential, or commercial management experience, including supervisory responsibility. Prefer sales/customer leasing experience. Self-Storage experience is preferred.
- Computer literate with excellent knowledge and experience with Microsoft programs such as Excel, Outlook, Word, and PowerPoint. Experience with property management software preferred.
- Excellent organizational, management, communication and team-building skills.
- Demonstrated experience in leadership and management of people, resources, and processes.
- Valid driver’s license and good driving record.
