Job Summary:

Responsible for the general upkeep and maintenance of buildings and/or equipment to ensure that they meet health and safety standards. Manages the maintenance team in the performance of daily responsibilities in accordance with approved policies and procedures. Monitors preventative maintenance activities to ensure the terms and conditions are met. Provides oversight and direction for assigned team, financial and operational activities.


Principal Responsibilities:

  • Provides direction to internal maintenance staff, external contractors, vendors and other third-party personnel.
  • Implements procedures to ensure building and grounds cleanliness at each location.
  • Implements preventative maintenance programs to insure preservation and upkeep of each property.
  • Ensures optimal functioning of building systems and material handling equipment such as conveyors, lifts, sprinkler systems, and other mechanical, life and safety systems.
  • Hires, trains and manages qualified and competent personnel and maintains good relations with building residents at each facility. Ensures all staff is trained to perform maintenance duties according to the company's safety standards.
  • Determines job assignments, explains employee duties and responsibilities, and establishes maintenance policies and procedures. Maintains all Material Safety Data Sheets (MSDS) and other hazardous communications materials as required.
  • Obtains quotes for contracted services and monitors vendors to assure all contractual obligations are met and the work performed is of quality equal to established standards.
  • Responds to emergency situations and is on-call after hours. Responsible for communicating to facilities management any building-related issues affecting business operations.
  • Responsible for, or member of, a facilities emergency response team. Coordinates with building, fire, environmental, OSHA and other regulatory agencies and guidelines as required.
  • Other duties as assigned.


Job Level Specifications:

  • Coordinates and supervises the daily activities of business or technical support teams comprised of individual contributors. Sets priorities for the team to ensure task completion. May coordinate work activities with other supervisors.
  • Directs routine and repetitive operations of team.
  • Assignments are largely established in accordance with schedules and deliverables. Decisions are guided by policies, procedures and business plans.
  • Collaborates daily with direct reports and peers within similar functions primarily for the purpose of exchanging information.
  • Decisions have a direct impact on team operations. Erroneous decisions or failure to achieve results may cause delays in schedules and require the allocation of additional time, people and/or financial resources.


Work Experience:

  • Typically 4+ years relevant work experience


Education and Certification(s):

  • Bachelor's degree or equivalent experience from which comparable knowledge and job skills can be obtained.


Distinguishing Characteristics:

  • Ability to manage a varied and complex workload efficiently.
  • Technical knowledge of building service.
  • Troubleshooting and/or problem-solving is essential.
  • Experience with Microsoft applications.
  • Hands-on experience and knowledge of facilities maintenance.
  • Experience supervising a team of 6+ technicians.
  • Facilities management system experience.
  • Knowledge and experience about facilities, fire, HVAC, electrical, plumbing.
